Power Washing

5 - BPW - Before After

At Brian's Power Wash, we don't just use traditional pressure washing methods. We also use the much gentler and more effective "soft washing" technique. This means we can thoroughly clean your building's roofs, siding, gutters, fences, decks, patios, walkways, and concrete without causing any damage. In fact, soft washing is even safe to use on delicate surfaces like windows and roof shingles.

Plus, it gets rid of stubborn mold, algae, pollen, dirt, moss, and stains. But that's not all - soft washing is known to extend the lifespan of your home's masonry and paint. We even use soft washing on tricky surfaces like windows, roof shingles, and screens that high pressure could easily damage. So why settle for harsh pressure washing when you can get the same results with our gentle, eco-friendly soft washing?

Plants and Landscaping

We make every effort to protect your landscape. You can assist us by moving potted plants out of the immediate area where we will be cleaning. If you have plants you are concerned about them, DO NOT COVER THEM! Heavy plastics can actually cause more harm to plants than our roof-cleaning mixture. You may notice a few dying leaves, here and there. This is normal and does not mean your plant is dead or dying. We will make every effort to prevent landscape damage.

Roof Cleaning

The biological growth that is living on your roof is holding moisture up against the roofing material. It's also giving a "toe-hold" for other organisms to take root. 

 

Lichen are a composite organism that can be found on roofs. They can range in color from green to light gray. Lichen will attach to your roof and can "root" to the surface. Manually removing these growths can damage your roof system by removing the granules. It is best to kill them without solution and allow the to naturally slough off with weather and sometimes this will take a few weeks. Besides being an ugly blemish, this growth may be diminishing the lifespan of your roof.  

 

Ferns will actually take root on your roof growing into a thick mat. Their roots will grow under the shingles and manually removing this growth can cause damage to your roof.  we highly recommend treating the ferns to kill them and then following up with a second treatment about a month later to retreat them instead of trying to rip them up. 

 

Additionally, roofs have a certain reflective quality and the growth up there could be making your electric bills higher than they should be! If leaves and debris are packing up the valleys of the roof and laying across the shingles, this rotting vegetation can also be holding moisture and exacerbating detrimental conditions for the longevity of that covering. however, there are some roofs that are too dangerous for us to clean or have reached the end of spending money on a cleaning process that just doesn't make financial sense.

We will examine your roof and guide you in the process.

Asphalt Roofs

Your Asphalt Roof will be cleaned per ARMA (Asphalt Roofing Manufacturers Association), GAF, and ELK standards. Your roof will be treated with custom-blended sodium hypochlorite solution and industry-specific surfactants.

Our final step in the process will be to apply a neutralizer (Agent Halt) to your roof. This final process will help neutralize any chemical residue from the cleaning process.  After the cleaning you may notice a slight brown hazing after your cleaning, This is completely normal.

Some dead algae may remain and will naturally be removed by rain and wind. If after TWO substantial rains you notice remaining staining, we will come back to retreat the problem areas on your roof within thirty days of the initial cleaning at no additional cost. 

Metal Roofs

Metal roofs present a unique challenge. They can be difficult to walk on and require specialized cleaning. Excessive amounts of chemicals and/or heat can cause the metal to oxidize meaning the factory finish has been compromised.

Metal roofs must be rinsed thoroughly and require multiple treatments, typically in the same visit. Cleaning a metal roof without a gutter can be exceptionally hard on the landscaping, and we can make no guarantees about plant safety in these instances, but we will follow all industry standards to try and prevent plant damage. 

Gutter Cleaning

Gutter Cleaning is an important step in your home’s exterior maintenance. Gutters are designed to divert water away from the foundation. Over time, gutters can fill with leaves, pine straw, dirt, and debris, making them unable to function properly. Clogged gutters will begin to overflow the gutter trough allowing the water over the surface of the home.

This water can saturate roof sheathing, fascia boards, and soffit causing wood rot, roof leaks, and even rodent infestations. Potential damage to the foundation can even occur as can mold in the crawlspace of your home.  This is why we recommend routine gutter cleaning.
